Solar is the single most common reason a Connecticut closing slides. We inspect the system, document it for the file, and help push the lease, PPA or loan transfer through before it becomes everyone’s problem.

Why this exists

The deal is fine. The solar is the problem.

An agent gets a listing with panels on the roof. Nobody knows whether the system is owned, leased, on a PPA or wrapped into a loan. Nobody knows if it works. The buyer’s lender starts asking questions, the finance company wants a credit application from someone who hasn’t applied yet, and suddenly the closing date is a suggestion.

We get in front of that. An inspection and a documented paper trail early in the deal keeps solar off the critical path.

“The system works fine”

A retired couple sells their house. The solar was sized for two people who barely ran the AC. The buyers are a family of five — two kids gaming, laundry every day, EV in the garage. Six months in, the new owners are furious about their electric bill and convinced the system is broken. It isn’t. It was just never sized for them — and nobody told them.

Our inspection doesn’t just confirm the system works today. It tells the buyer how it will work for their household — production against their expected usage, in writing, before they close. The agent who hands that over looks smarter than every other agent in the deal.

System inspection

Performed by a licensed E1 electrician with an assistant. A full tested assessment of the array and equipment, written for the transaction file rather than for an engineer.

  • Panel condition — cracks, soiling, debris, make/model/wattage recorded
  • Electrical testing: rapid-shutdown test, string voltage (Voc), micro-inverter output
  • Grounding checks — rods, water & gas bonds, rail grounding
  • Battery testing where installed — backup response, runtime, what it powers
  • Under-array check for hanging wires, animals and vegetation
  • Racking, conduit mounts and every roof penetration — plus an attic check for leaks
  • Roof condition: shingle health, layers, wind or impact damage
  • Last 12 months of production pulled from monitoring
  • Remaining manufacturer warranties identified for every component
  • Full photo documentation, ground and rooftop

Why does solar hold up so many closings?

Because a leased or financed system is a contract attached to the property, and it has to be formally assigned to the buyer before the deal can close. If nobody starts that process early, the transfer paperwork — buyer credit approval, the finance company’s assignment package, signatures on both sides — becomes the last thing standing between you and the closing table.

Who normally orders the inspection — buyer or seller?

Both, and we work for whoever hires us. Sellers order it before listing so surprises don’t surface during due diligence. Buyers order it during the inspection period so they know what they’re inheriting. Agents and closing attorneys order it on behalf of either side.

What’s in the report?

Panel and equipment condition with photos, mounting and roof penetration condition, inverter status and any active faults, monitoring status, system age and specification, and a plain summary of what the buyer is taking on. Written so a non-technical buyer, agent or attorney can actually use it.

Can you tell me whether the system is owned, leased or financed?

We help you establish it. Owned, leased, PPA and loan-financed systems each transfer differently and carry very different obligations for the buyer. Knowing which one you have — in writing, early — is half the battle.

Do you handle the transfer paperwork itself?

We help you drive it. We identify the finance or lease company, work out which transfer package applies, and keep the seller, buyer, agent and attorney all pointed at the same set of documents. The finance company signs off — our job is to make sure nothing sits in someone’s inbox for three weeks.

How quickly can you turn one around?
